Our Policies

All rules must be followed by the guest and all members of their party staying on our premises. It is your responsibility to make sure ALL guests in the party know and follow the house rules and do not cause damage to the property.

  • Minimum age to rent is 25 (Unless discussed with host and approved)

  • Rental agreement is required to be signed at booking. Failure to sign will result in cancellation of booking

  • For direct bookings, 50% of the reservation cost is due at the time of booking. Second payment is made 30 days prior to arrival.

  • In regards to cancellation, the guest receives 100% if cancellation occurs at least 30 days prior to arrival, 50% if cancellation occurs 14 days prior to arrival, and no refunds within 7 days prior to arrival. If no payment has been received within 24 hours of booking or if a failed payment request was received, we have the right to cancel the reservation.

  • A $500 Security Deposit hold (not an actual charge) will be placed 2 days prior to arrival on the credit card on file and will be released after 7 days after check-out once inspection of property has been made.

  • NO PARTIES- Our home is intended for family vacations, reunions and other gatherings. We are not interested in hosting you if your purpose is to party for the weekend. If the host finds out that there is a potential party that has not been approved prior to the reservation date, then an additional cleaning fee of $2000 will be added to the guests account and guests will not be allowed back into the premises until the charge has been paid in full.

  • Quiet time and neighbors: Music and loud noises tend to echo through the forest, so this is why a quiet time of 10pm to 8am has been established. Any report of loud music or other noise disturbances during these times is in violation of the Fannin County Noise Control Ordinance and may be subject to a $1,000 fine.

  • $200 fine for any trash not disposed of in a kitchen trash bag in the trash bins on the property.

  • No drugs or illegal activities on the property

  • No unregistered guests or visitors allowed. Maximum property capacity is 12 people- max of 8 adults. All overnight guests must be registered on your booking. Any unregistered overnight guests will be subject to a $25 per night per guest surcharge. Please understand that all children must be listed on your reservation no matter what age as requested when you fill out your booking. Our capacity of 12 people includes children for safety issues.

  • A maximum of 4 vehicles may be parked at our home. Any additional vehicles that exceed this amount will be towed at the guest’s expense.

  • We are not responsible for weather-related events that would impact your stay.  It is highly recommended that travel insurance be purchased to protect your reservation.  We do not issue refunds due to weather-related events or issues.

  • No eating or drinking in the bedrooms. Please enjoy your meals in the dining area.

  • STRICTLY NO WEAPONS OF ANY FORM ALLOWED. The discharge of a firearm, uncontained fires, the lighting of fireworks, or any other discharge of explosives is strictly prohibited. 

  • No Third- Party bookings

  • NO SMOKING on this property. This means inside or outside on our premises. Smoking at this home will result in a $3000 fine. This includes cigarettes, cigars and vaping.

  • Damages: we understand that accidents happen and may result in damage to an item in the cabin. Please notify our property manager prior to check out so it can be addressed immediately before the next guests arrive.

  • Please use the makeup removal cloths/colored washcloths generously provided by the owners to remove makeup that may stain the white towels. Do not use white towels to wipe the floors or anything that may cause permanent stains on towels.

  • Hot tub- please read operating instructions and video on the Guestview Guide located in the home. DO NOT stand on handles or cover. Should be opened by two adults, one on each side of the hot tub. Children cannot be left unattended and cover must be closed at all times when not in use.

  • No trash, paper or boxes should be placed in the outdoor fireplaces (firewood only!)

  • Wildlife: You are in the mountains, which means you are sharing your space with some wildlife. Please be mindful that wildlife is attracted to any trash and/or food that you leave outside. We just ask that you please pickup after yourself to deter critters from enjoying your space as well.

PET RULES:

Our home allows for small, well-behaved dogs under 25 lbs.

  • Dogs must be housebroken (no wee wee pads in the cabin). Dogs using wee wee pads are not considered housebroken.

  • All dogs must be up to date on vaccines and on flea prevention.

  • The home is thoroughly cleaned and inspected after each checkout. Guests are responsible for cleaning up after their dogs and using the supplied waste disposal bags outside. If cleaners have to pick up any dog waste anywhere on the property, an additional cleaning fee may be charged. Please note that there may be wildlife droppings around the property. Even though we cannot expect them to clean up after themselves, we do not want to add any additional.

  • No unapproved pets

  • Pet fee is $200 and must be paid prior to your stay. No cats.

  • Dogs ONLY- Limit of 2 dogs.

  • Dogs may not roam the yard alone.
